Hotel Boulderado

This downtown icon is going all out for the new decade, and their 111th Anniversary! That means two New Year’s Eve parties in the historic and beautiful hotel, starting with a Cuba-New Orleans hybrid called Carnevale di Boulderado that promises a buffet dinner, hors d’oeuvres, and special cocktails (did someone say, “mojitos?”). There’s no shortage of entertainment throughout the night with Colorado native Elevation Band playing live tunes, a photo booth, and carnival performers.

For those ready to dance the night away, Hotel Boulderado will be hosting DJ B-Money in a speakeasy style party titled License No. 1. Party favors, a souvenir shot glass, and signature drink specials being poured all night can be expected.

Breweries

Following the speakeasy and throwback theme, Deviant Spirits Distillery will be hosting a “Great-Gatsby” and “Burning Man” hybrid festival. Of course, all of the special Deviant Spirits will be served up in specialty cocktails all night with a side of swing music, live burlesque, and circus-style performers.

Post Brewing Company is bringing it back to the 80’s with a retro themed ski lodge party. Cover band The Goonies will be playing live tracks from the 80’s all night. Those who show up dressed to the nines will have the chance to win a season Eldora lift pass!

Live Music

Mr. Big Bear, an acoustic quartet, will be playing at the Oskar Blues Tap Room starting at 9 PM. For those wanting a theatre experience, FACE the Band, a nationally renowned vocal rock band from Boulder will be performing at BDT stage.

Turkuaz with Swatkins and The Positive Agenda promises to be an eclectic lineup of performers. Turkuaz calls themselves a “horn filled experienced” that combines psychedelic pop, R&B, gospel, and afro-pop and puts on a high energy performance with vibrant costumes. Swatkins and The Positive Agenda will close out the night their feel-good funk sounds at the Boulder Theater.

Bonus! New Years Day Event

If you’re looking for something to do in the daylight, Colorado’s State and National Parks have free entry all of January 1. Ring in the new year with a winter hike!

Walking Paws Rehab

Walking Paws Rehab Comes to Sunrise Shopping Center

The newest tenant of Sunrise Shopping Center is helping your pets live a happier life. Walking Paws Rehab will be taking over a 1,300 sq. ft space to get your pets taking steps forward by using physical therapy, acupuncture, massage therapy, and hydrotherapy.

Servicing Boulder for the last 3 years, Walking Paws Rehab and its owner, Danyel Wynn, focus on bringing bringing pets back to good health using a variety of industry-leading methods like laser therapy, electro-therapy and underwater treadmill exercises.

For Wynn, Boulder is the ideal place for her business. Considered one of the most pet-friendly cities in the nation, Wynn felt right at home, but struggled to find a retail space that suited her needs.

“Three years ago, every lease we were negotiating was either too expensive or too risky. Often, there were expenses and liabilities trying to be passed onto us like mold remediation, and I never felt like the lessor was on the same team as me,” said Wynn.

Wynn even says that the rough experience trying to find the perfect commercial space for her made her question why or how small businesses keep operating, given how difficult leasing and building in a space can be.

This same frustration is what lead Walking Paws to sublease space for years until the right location came about. Working with WW Reynold’s was like a breath of fresh air for Wynn. “Drew made the entire process simple, and for the first time, it felt like we were working together for a successful purchase.”

For Wynn, the lease was tenant friendly, with a reasonable rate and unbeatable location, all serviced with a smile and quick responses from the WW Reynold’s Leasing team. The location in Sunrise Shopping Center is incredibly convenient and has great visibility so Boulderites will know exactly who you are and where you’re located. Now that Wynn and Walking Paws Rehab have a permanent home in Boulder, she looks forward to building out the business and spreading the word to the pets and pet owners of Boulder– help your fur baby live a happier, healthier life!

Introducing: The New Sterling Campus in East Boulder

New Sterling Drive Campus a gem for East Boulder with over 85,000 sq. feet and iconic views of the Flatirons.

W.W. Reynolds and Ivy Realty are proud to present Boulder with the new Sterling Campus, a trio of office buildings on Sterling Drive undergoing full renovations with state-of-the art design and modern finishes. The three buildings which comprise the new Sterling Campus are 5300 Sterling, 5305 Sterling, and 5330 Sterling

Sitting at a combined square footage of 86,485, the Sterling Campus presents a unique opportunity  for large companies looking to establish themselves in the tight East Boulder market. The Boulder bike path system and Pearl Parkway both lead directly to the campus, and the buildings themselves have a clear view of the Flatirons.

Initially built in the 1980s, the Sterling Drive office spaces will be renovated by one of Boulder’s most renowned architects, Oz Architecture. Oz is a Colorado based firm that has been nationally recognized, with its hand in several Westin renovations in Colorado and California, and won several awards for its fire station renovations. Recently, Oz also created the office for PopSockets, a mobile phone accessory that quickly became one of Colorado’s fastest growing companies. Oz is known for its creative collaborations with their clients, hence the “pop stairs” that are a design marvel in the PopSockets office, reflecting the flexible and fun culture of the company. The Sterling buildings will be designed with modern and eco-finishes ideal for creative tech.

5300 Sterling Drive: 19,904 SF

5305 Sterling Drive: 27,330 SF

5330 Sterling Drive: 39,032 SF

East Boulder is one of Boulder’s fastest growing areas for real estate and development. With the demand for flex and warehouse space on the rise, east Boulder has enjoyed a flood of new investors and tenants.

While each building on Sterling Drive is available for occupancy individually, the proximity of the buildings along with the collective renovations present a rare opportunity for a company to establish a campus setting. With the help of Oz Architecture, we know that taking over Sterling Campus will be perfect for a quickly growing company to join the dynamic East Boulder market in a campus setting.

September in Boulder: Lots to Do

As August comes to a close, September—glorious September—is on our minds. It is arguably Colorado’s most special month. Cool in the morning, warm in the evening, and colorful. (September survival tip: layers. Begin the day with sweaters, end with short sleeves.)

Such a wonderful month is deserving of great events and traditions. As such, we want to suggest a few of our favorites as you fill up your month’s calendar.

Leaf Peeping

Late August to mid-September
Across the northern hemisphere, leaves change color in the fall. But in Colorado, that window takes place from late August to mid-September. And—quick science lesson—this schedule is on account of our latitude, not our weather. Color change is triggered by day length, not cold, so whether September is unusually warm or cool, the leaves will still change in those first two weeks.

Which means it is time to get out there and plan your peeping! You can enjoy the trees from the comfort of a local park, like Eben G. Fine, or by heading out for a day trip on Peak-to-Peak, which is agreeable by car, motorcycle, or bike! Better yet, plan a hike in Indian Peaks Wilderness Area or head for your favorite single track (we’ve said before, you’ll have to get in touch with us if you want to know our top secret spots for Boulder mountain biking).

Rocky Mountain Beer Festival

September 2
What we love about the RMBF, and what we will always love, is that it saved the storied Boulder Creek Festival, a notable part of Boulder’s heritage. In 1998, when the Boulder Creek Festival was ready to close its doors, Boulder Creek Events swooped in and saved the day with a reimagined approach. So not only can you enjoy lawn games, live music, and delicious local craft beer on the lawn right next to the Boulder Creek for as cheap as $15,  you can also drink up knowing that every sip supports the worthy cause of preserving part of Boulder’s Heritage.

Boulder Valley Wine Festival

September 7
If beer’s not your bag, don’t worry. Boulder has something for everyone. Head to the Boulder Valley Wine Festival where you will find wine from more than 20 Colorado wineries. Just $30 gets you a “bottomless tastes” glass. This year is only the second annual festival, but this new Boulder event is one of many wine festivals across Colorado which exhibit the increasingly sophisticated wines being produced on Colorado’s front range and western slope. Simply, wine tasting on a mild September day is happiness.

Oktoberfest

September 20-22
Yes, we keep talking about beer but it’s September, after all. What do we mean? Surely the beer enthusiasts already know, but for everyone else, Oktoberfest is actually celebrated at the end of September. Boulder, in all its beer acumen, throws a timely Oktoberfest in late September. Head right back downtown (where you were for the aforementioned RMBF), grab a stein, and try your hand at Hammerschlagen. Event info here.

Arts

Throughout September
Yes, beer and wine and getting outside are endlessly delightful, but do not neglect the many wonderful arts groups around Boulder (especially SCFD Tier II organizations). From unique events to art galleries to classical music to theater, there is always something new and different to check out. Boulder is teeming with talented artists of every kind who are worthy of our patronage.

Sunbeam Farm Dinner

September 14 & September 21
Finally, since September is one of the peak harvest months in Colorado (see above about the daylight), there are few things more sublime than a farm to table dinner. There are too many of them around the county to count and we recommend them all. If you are looking to stay close to Boulder, check out one of Sunbeam Farm’s September events featuring Culinary Jules. Bon appétit!

What Every Boulder Visitor Must Try

With over 300 days of sunshine, the Rocky Mountains within arm’s reach, the “Napa Valley of craft beer”, and a lively food and coffee scene… Boulder, Colorado is an American city staple. 1.8 million visitors come every year to the Boulder Mountain Parks, and even more flock to the diverse city core. So, what should visitors to Boulder do? How do you prioritize between outdoors, food, and nightlife?

We asked our resident experts, brokers Drew Weiman, Nate Litsey, and Chad Henry, What are must see activities for out-of-town visitors?. They break it down for us:

According to Drew Weiman

Sanitas for Hiking

Mount Sanitas and Sanitas Valley Trail is a 3.2 mile loop that has a 1,281 foot ascent and panoramic views of the Greater Boulder area. Rated “intermediate/difficult”, Mount Sanitas has heavy traffic and and an easy-to-follow trail that allows off-leashed dogs. It’s accessible year round, so visitors can embark on the approximately 1 hour hike during all seasons and get the views from above in the winter, spring, summer, and fall!

Dushanbe Tea House for Chai Tea

The Boulder Dushanbe Teahouse sits at the base of the Rocky Mountains foothills and is considered to be a local delicacy for tea, food, and ambiance. It was built by hand without the use of modern power tools and was constructed in Tajikistan as a gift to their sister city, Boulder! According to Drew, Dushanbe has the best chai in town – and the spiciest! Pro tip: if you bring in your own mug, you get a discount on refills!

According to Nate Litsey

Full Cycle for Beer and Coffee

Head to Boulder’s #1 bike shop for elite and casual bikes, outdoors gear, repairs, and Nate’s favorite, beers and coffee. This local favorite spot has been a long time bike shop, and includes a cafe and bar with over 16 beers on top that rotate each week, local draft wine, and cold coffee brews. The food ranges from empanadas, to burritos, quiche and panini’s. Full Cycle has a bit of everything for everyone.

Chautauqua for Hiking and Views

This vast, historic district is a must see and do in Boulder. Chautauqua (pronounced shuh-TAW-kwuh) has hiking from the trailhead right up to the Flatirons. Visitors can chat with the friendly helpers at the Ranger Cottage who can help pick out a suitable hike and provide literature on the flora and fauna that one will see. There’s also plenty of entertainment, with live music, picnic opportunities, and a self-guided history tour to keep everyone busy.

According to Chad Henry

Pearl Street Mall for Shopping and People Watching

This Boulder classic is located in the heart of the city with plenty of pedestrian areas and even more shopping and food to choose from. Stretching between 11th Street to 15th Street, the pedestrian mall is picturesque during the day and turns into hot spot for live music, dancing, and good eats at night (especially during the summer)!

Brasserie Ten Ten for Dining

Or “Ten Ten” as the locals like to call it, Brasserie is one of Boulder’s best and favorite restaurants and for good reason – it’s French cuisine is amplified by the welcoming ambiance and sunny patio. Catch lunch, brunch, dinner, or happy hour drinks there.

Somewhere Undisclosed for Mountain Biking

Chad knows all the best places but they are top secret and “unpublishable”. You’ll have to give him a call if you want to know!
